Shared bathroom facilities on the floor (shower/WC, typically shared with 4–6 people).

Quiet hours and community rules for a respectful, balanced living environment.

Rent: Includes all utilities (electricity, heating, water, sewage, waste disposal, Wi-Fi, laundry), basic furniture, and weekly cleaning of common spaces. For short-term stays of less than 60 days, a tourist tax of 50 CZK per day applies in addition to the booking price. This fee will be collected separately via bank transfer or in person during check-in.

Welcome package

Upon arrival at Lublanská 44, guests can expect a straightforward check-in process designed to get you settled quickly and comfortably. Here's what to anticipate:

Key Handover and Orientation: We'll meet you at the building (or arrange a time if you're arriving independently) to provide your room keys and access codes. A quick walkthrough will cover your room, shared facilities (like the kitchen, bathroom, lounge, terrace, and laundry), and any building-specific info, such as Wi-Fi login, trash disposal, and emergency contacts. This usually takes 15-30 minutes.

Room Setup: Your room will be clean and ready with basic furniture (bed frame, mattress with a new protector, wardrobe, desk, and chair). Note that bedding (sheets, duvets, pillows) are provided.

Welcome Essentials: You'll receive a simple welcome packet with practical items like a map of the neighborhood (highlighting the nearby I.P. Pavlova metro, shops, and eateries), house rules summary (quiet hours 22:00-07:00, no pets without approval, heating guidelines), and contact details for me (Nicolás) or Mathias for any questions. We might include a small token like local transport info or a discount code for nearby spots.

Immediate Access: All utilities (electricity, heating, water, Wi-Fi) are included and ready to use from day one. Common areas are cleaned weekly, and laundry is available in each floor, included in the rent price.

Support for Settling In: If you're staff or an expat, we can chat about community events, coworking options in the building, or tips for Prague life. For Erasmus or students, we'll point out nearby resources.
